Living at sea?

I have been thinking about buying a sailboat as a live-in and live at port and using the sailboat to commute to work. The question is do you pay property tax for living on the water?

I have lived aboard my sailboat for over 7 years. It is liberating. You have to downsize your 'stuff' and get rid of anything that you don't want to pay storage fees on. I keep a large storage unit with a lot my stuff. Showering and toilet have to be considered. As for property taxes, many states in the US consider a boat to be real property and there are annual property taxes. As for commuting in a sailboat, I would not recommend it. The best speed you will make is 6 - 10 kts and you will have to secure the boat for the trip. You will also have to pay berthing fees when you get there.

Boats are not real estate so these taxes do not apply. Some states (California, for example) have personal property taxes that apply to boats. Be sure that you find a marina that allows liveaboards. Many do but will charge extra for it. Sailboats are not fast movers so if your work is more than a few miles away it is going to be a long trip.

Living on a small sailboat takes some getting used to. I've done it but would only do it if I were tied to a dock with nearby access to my automobile. Living at anchor and using a dingy quickly becomes an ordeal.

Have a good think about it. Imagine driving 'home' with a load of groceries, unloading them into a dock cart in the parking lot, hauling them down the dock, unloading them into your dinghy, trying to keep them dry on the way out to your mooring, then unloading them out of the rocking dinghy into the sailboat without losing anything in the water. It does take a little more effort. And dockage will always be way more expensive than you think.
